For Rental Property Owners

Paso Robles Property Management

Long-term rental management for owners in Paso Robles, Templeton and Atascadero — handled by a licensed California broker with more than two decades in this market.

For Owners

Your rental should not be something you worry about

Most owners who call have one of a few things on their mind. The tenant situation has become a problem. They have moved away and managing from a distance stopped working. Or they inherited a property and have never been a landlord and would rather not learn how.

If any of that sounds like where you are, this page should tell you what working together would actually cost and what it would actually involve — before you have to pick up the phone.

What It Costs

How much does property management cost in Paso Robles?

8–10% of the rent collected each month, depending on your property and what you need, plus a $300 fee when a new tenant is placed. That placement fee applies only to homes under management — Leila does not take placement-only work.

The fee comes out of rent actually collected. If your property sits empty for a month, you are not charged a management fee for that month — the incentive is to keep it occupied with someone who pays.

The Difference

A small portfolio, on purpose

Leila manages a deliberately small number of long-term rentals. That is a choice, not a limitation. It is what makes it possible to know your property, know your tenant, and know you — rather than work through a ticketing queue.

In practice: the person who answers when you call is the broker managing your property. No account manager. No call center. No rotating point of contact. When your tenant reports a problem, it reaches Leila directly, and she has seen the property in person.

Being honest about the trade-off — if you own twenty doors and want a platform with dashboards and a 24/7 call queue, there are good companies locally that do exactly that. This is built for owners with one or a few properties who would rather their manager knew the difference between a real emergency and a Tuesday.

What You Get

What management covers

  • A realistic rent figure based on what comparable homes are actually renting for right now.
  • Listing, marketing and showing your property to prospective tenants.
  • Screening — credit, income verification, rental history and references — before anyone is approved.
  • California-compliant lease preparation, disclosures and renewals.
  • Rent collection and disbursement to you.
  • Maintenance coordination with licensed local contractors.
  • Move-in and move-out inspections, documented.
  • Statements you can hand to your accountant at year end.

Scope

Long-term rentals, three towns

Management is offered in Paso Robles, Templeton and Atascadero only — the three markets close enough to manage properly rather than at arm’s length. If your property is elsewhere on the Central Coast, Leila can still help you buy or sell it: see all service areas.

This is long-term residential tenancies only. If you are thinking about short-term or vacation rental instead, that is a different business with a different fee structure — Lux Retreats Paso handles that side.

Why a Broker

The person managing it also knows what it is worth

In California, managing rental property for compensation generally requires a real estate license. Leila Harrington is a licensed California real estate broker — DRE #01509429 — with more than two decades in this market and over 100 five-star client reviews.

That matters most at the two ends. When you are deciding whether to rent or sell, you get an opinion informed by both. And when you eventually do sell, the rental history, the condition record and the tenant situation are already documented by the person handling the sale.

Questions Owners Ask

Common questions

Am I charged when the property is vacant?

No. The fee is a percentage of rent actually collected, so a month with no rent collected carries no management fee.

Will you place a tenant if I manage the property myself?

No. The $300 placement fee is available only on properties under management.

What kinds of property do you manage?

Single-family homes, condos, ADUs and small multi-unit residential property.

What if I already have a tenant in place?

That is common and usually straightforward — the existing lease carries over and management takes it from there.

How do I find out what my property would rent for?

Ask. It is a conversation, not a form, and there is no cost to having it.
